Deep cleaning
A complete and intensive cleaning process covering all parts of an area or item, including the hidden, neglected and hard-to-reach spots. Not just the dirt you can see.
Every contract clean runs to a plan, and every plan has an edge. Behind the fridge, under the dishwasher, in the extract grille above the door, in the silicone joint behind the basin, on top of the cupboards and in the floor joint under the shelving. Those places go unnoticed for years, until a tenant moves out, an inspector arrives, or something starts to smell. At that point it stops being a cleaning question and becomes a handover question.
Fridge, cooker, dishwasher and washing machine are pulled forward, the area behind and beneath them is cleaned, and the appliances are reconnected.
Extract grilles, ventilation slots, cooker hood filters, duct hatches and access panels. Grilles are removed, cleaned and refitted.
Silicone and tile joints, window rebates, frame edges, door rebates, skirting junctions and floor joints under fixed furniture.
Cupboard tops, light fittings and diffusers, pipework below ceiling level, radiators from the inside, plinths and recesses.
Every problem spot is photographed before and after cleaning. For handovers and tenant changes that record is the evidence you need.
We go through the building with a list of the usual problem spots and mark which ones actually apply. After that you know how big the job really is.
Deep cleaning is billed by the hour, not by the square metre. We give an upper and a lower bound, and we hold the upper one.
One area finished completely before the next begins, so the rest of the building stays usable and you can inspect as we go.

Deep cleaning is billed at EUR 42 per hour net. An 80 sqm flat runs to 12 to 20 hours in our experience; a commercial kitchen considerably more. The quote always names an upper and a lower bound.
The higher hourly rate compared with contract cleaning comes from the dismantling work, specialist products and documentation, not from a mark-up.

Contract cleaning maintains a state; it works on visible and reachable surfaces to a fixed plan. Deep cleaning restores a state, and explicitly covers what the plan leaves out: behind and under appliances, in ducts, grilles, joints, rebates and the gaps between units. It is a complete pass through every part of an area, not a more thorough mop.
Before a handover or tenant change, after water damage or mould, where there is a smell with no obvious cause, before a hygiene inspection, after a long vacancy, and when a building is newly taken on for contract cleaning. In that last case it is the starting point from which routine cleaning can have any effect at all.
Two people do an 80 sqm flat in a day and a half to two days, and a commercial kitchen in two to four days depending on the equipment. The time depends almost entirely on how much has to be dismantled, not on the floor area. That is why we bill by the hour rather than by the square metre.
Surface mould on tiles, grout and silicone we treat as part of the deep clean. Extensive growth, growth within the building fabric, and anything needing the cause remediated we hand to a specialist, because there the cause rather than the deposit is the problem.
