Everything that has to come out comes out, without the stairwell looking like the site afterwards. Including skip, segregation and disposal records.
Strip-out is usually treated as the easy part and is the part where programmes slip. Not because tearing out takes long, but because the waste stays put. A full skip that is not swapped for three days blocks the entire downstream sequence. And badly segregated rubble is charged at hazardous-waste rates at the tip, which was in nobody's cost plan.
Non-load-bearing walls, screed, floor coverings, sanitaryware, electrical installation, suspended ceilings. Anything that stays is marked up first.
Skip on site on the first working day, exchanged within 24 hours. We arrange the highway permit where public land is used.
Construction rubble, timber, metal, plasterboard and general waste kept apart. That reduces disposal costs and underpins the records.
Airlocks, sheeting, protection to stairwell and lift. Mandatory in occupied buildings, sensible in empty ones.
Weighbridge tickets per waste stream, collected and handed over. Commercial projects need these for the building file.
We walk the building with you and mark what stays. Any suspicion of asbestos or mineral fibre is raised here, not later.
Labour, skip costs and tip fees stand separately. Tip fees are billed by weight against a weighbridge ticket.
Top down, stream by stream. The skip is swapped before it overflows.
Area swept and cleared, ready for the next trade. The rough clean is included; the detail clean is booked separately.
Stripping out a flat starts at EUR 45 per sqm net of floor area, including labour and skip supply. Tip fees are added by weight, typically EUR 90 to 180 per tonne depending on the stream. Individual wall openings are billed by time and materials.
Asbestos, mineral fibre and other hazardous materials are not included. Those require a licensed remediation contractor.

For internal works usually not, as long as nothing structural is affected and the external envelope is unchanged. As soon as load-bearing walls, floors or the facade are involved you need a structural design and, depending on the case, a demolition notification to building control. We tell you at the walk-through which case yours falls into.
We stop work immediately and seal off the area. Asbestos removal may only be carried out by a contractor licensed under TRGS 519, which we are not. We put you in touch with one and resume once the clearance measurement is in. Work already done is billed by time and materials; there are no cancellation charges.
Breaking out is loud, there is no way around it. We work weekdays between 07:00 and 18:00 and schedule the loudest work between 09:00 and 16:00. In apartment blocks we post a notice in the stairwell in advance with the dates and a contact name. It costs nothing and saves everyone a great deal of friction.
Yes. Individual openings and the removal of non-load-bearing walls are routine small jobs for us. We then bill by time and materials rather than by floor area, plus disposal. If the wall is load-bearing we need a structural engineer's specification for the replacement first.
